Nice base for 1 night. Well decorated rooms & clean bathrooms. Comfortable and decent location in the excellent area, next to bus transport to center city Edinburgh, the church, and the Royal Scottish Academy on Princes Street. Again, not far from Water of Leith Walkway.

It was fairly clean, everyone was welcoming. Greatly enjoyed how the nicely decorated and new-fashioned room with a modern very nice bathroom was arranged when we arrived. The food was fab and the location was perfect. No complains at all, the venue met what was needed.

The hotel had indeed a marvellous and fantastic location in Edinburgh bus stop right over road. The room was tidy with lovely beds and a work desk, coffee/tea makers, and multi-channel TV etc. The staff was great and around most of the time.

The hotel is clean, has views to the sunrise. I have stayed in the standard triple room with comfortable beds. There is a work desk, coffee/tea makers, and multi-channel TV - that's always a plus. The staff are nice, the breakfast is tasty and delicious. Its location is magnificent & awesome, close enough to all of the attractions and the Royal Scottish Academy on Princes Street.

My family members and I liked being there. Quadruple room with comfortable beds accommodated me perfectly. The staff were superbly friendly and kept the place clean. The hotel has absolutely perfect and excellent location near to a quiet residential area which is extremely safe, and centre of Edinburgh.
