It has both unobtrusive and welcoming stuff. The location is great and fab right next to a pub. The bets part that its really close to a train station or something, the seafront and town centre and the beach and shops/restuarants.

Everything here was excellent, I would stay here again. I stayed in a nice size room with usual tea as well as a make shift bathroom as expected. I ate at a great restaurant with warm food.

Really enjoyed my very nice stay on a business trip. The hotel was set in a central area next to walking distance to town centre and most restaurants and pubs, Newbury and the seafront and town. Besides, it was 10 mins walk from Alum Chine Beach. Relatively cheap breakfast for a voucher was a nice touch.
