Fairly clean hotel, enjoyed to be right by the canal and Summerleaze Beach, the beach and coast in another and the coastal footpath and the town centre thanks to marvellous location. The room was spotless and what's more - included a great shower and a shower. Got exceptionally comfortable bed and Wi-Fi.

The breakfast looked exceptionally good, with quorn sausages, unfortunately we were in a hurry and didn't try it. Fab very central location not far from the cliff, the the local beach and cliff top walks + local canal, and Boscastle which was pretty and Port Isaac, which was around a 30 minute pleasant drive away.

This excellent value hotel occupies a newly refurbished building in the contemporary style. The units are brand-new, air-conditioned. The breakfast is delicious. The setting is top, short walk to the beaches and the town, and the coastal footpath and the town centre, awesome area. Plus, the property is based a 4-6 minute walk from a sandy beach.
Odd breakfast, it should be much better.
